Terms and Conditions

The following terms and conditions are applicable between Serviced Accommodation
Pty Ltd (“Serviced Accommodation”) and the Prospective/Current Tenant (“Tenant”).
Please read the following terms and conditions before enquiring and booking a property from Serviced Accommodation.

1. Arrival / Departure
Check in time is 2:00pm and check out time is 10:00am unless alternative arrangements have been made in writing.

2. Bookings

Terms

  • • The minimum booking period for Serviced Accommodation properties can range between 2 nights and 3 months depending on the booking period and property type.
  • • Certain properties must be used only for permanent residential stays i.e. minimum of 3 month stays. Service Accommodation will advise you upon your booking enquiry on situations where the property must be used as a permanent residential stay.
  • • There is a minimum 1 week stay for bookings during special occasions (e.g. certain public holidays), Christmas and New Years.
  • • For booking periods for 1 month or less, a 100% non refundable holding deposit (plus departure clean) is required to secure the booking.
  • • For booking periods greater than 1 month, a non refundable holding deposit (up to a maximum of the first 4 weeks rental plus departure clean) is require to secure the booking.
  • • Payments can be made in instalments per a schedule provided by Serviced Accommodation for the balance of the period. Rental is billed in advance thereafter starting at the end of the 4th week. Failure to make payment in accordance with this schedule will result in cancellation of your booking.
  • • Payment of the rental deposit constitutes the Tenants acceptance of these Terms and Conditions.
  • • If cancellation is caused by the Tenant, the holding deposit paid is non refundable unless the house is re-let for the entire period. If a refund is made due to the property being relet then a $55 cancellation fee will apply.
  • • A bond being the greatest of 10% of the total booking fee or $1,000 is payable prior to or at the time the property key is collected by the Tenant. The bond will be kept and returned to you subject to the house being left in good order.
  • • Serviced Accommodation will make every effort to ensure the property is available as booked. However Serviced Accommodation reserves the right to make alterations to bookings in the event of unforeseen circumstances.
  • • Serviced Accommodation has the right to inspect the property during the booking period subject to reasonable prior notice being given. In the event where Serviced Accommodation has reasonable grounds to believe that any part of the property Terms and Conditions are being breached, Serviced Accommodation has the right
    to inspect the property at will.

Rates
The rates listed on the web are subject to change at any time.

3. Cleaning
All Tenants incur a departure cleaning fee on each booking for cleaning on check-out. The following property cleaning fees are applicable:

Studio $170 + GST per departure clean
One Bedroom $180 + GST per departure clean
Two Bedroom $200 + GST per departure clean
Three Bedroom $220 + GST per departure clean

Serviced Accommodation can organise service cleaning for you.
Weekly or fortnightly service cleaning during your booking period is charged as follows:

Studio $120 + GST per clean
One Bedroom $130 + GST per clean
Two Bedroom $250 + GST per clean
Three Bedroom $170 + GST per clean

4. Damages and breakages
Your credit card details will be held as security. Breakages or damage to the apartment resulting from your occupancy will be paid for by the Tenant. In the event of damages incurred by you or your visitors to the apartment, your bond and/or credit card will be deducted with a charge in accordance with the damages and a receipt will be forwarded to your nominated email address.

5. Key Collection / Return

Collection

  • • Tenants are able to collect the keys after 2pm on the Arrival Date from Serviced Accommodation’s office or we will meet you at the property with the keys if agreed in writing prior to arrival.
  • • Photo ID, credit card details and the bond (being the greatest of 10% of the total booking fee or $1,000) are required by Serviced Accommodation at the time the property key is collected by the Tenant.
  • • Arrival or departure outside the hours of 9:00am to 5:00pm will incur a fee of $55 inclusive of GST.
  • • Loss of keys incurs a Lockout Fee of $55 inclusive of GST. Locksmith or key replacement costs will be passed on to the Tenant.

Return
The property must be vacated by the Tenant and keys returned to Furnished properties before 10:00am on the Departure Date. Failure to depart will authorise Serviced Accommodation to levy additional charges for rental and costs incurred.

6. Liability
You agree to indemnify Serviced Accommodation from any claim of loss of personal effects or financial damage direct or indirect whatsoever incurred in any of Serviced Accommodation properties.

Serviced Accommodation endeavours to describe each property to the best of their ability.
No liability or damages will be accepted for variances in descriptions.

7. Payment
Serviced Accommodation accepts payments by credit card and EFT bank deposits. Serviced Accommodation accepts only Visa and MasterCard credits card payments. A 2.5% service fee inclusive of GST is charged on credit card payments. Payments made by EFT will need to supply a credit card for security.

8. Tenant Responsibilities

  • • It is the responsibility of the Tenant to read and abide by these Terms and Conditions. Payment of the rental deposit constitutes the Tenants acceptance of   these Terms and Conditions.
  • • It is the responsibility of the Tenant to comply with property By-Laws.
  • • Parties and functions are strictly prohibited. The price charged is for domestic use only and not commercial. Use contrary to this will result in termination of rental and loss of bond and/or additional payments.
  • • It is the responsibility of the Tenant to report any issue with the property to Serviced Accommodation. This includes any disturbance, damage, loss or any criminal matter relating to the property.
  • • Damage, breakages, theft, loss and cleanliness are the Tenants responsibility during their stay. Any unacceptable damage, breakages, theft, loss or poor cleanliness will be charged to the Tenant. If cleaners are required to make additional charges these will be passed on to the Tenant also.
  • • In the event of any of the above, your bond and/or credit card will be deducted with a charge in accordance with the damages, breakages, theft, loss and cleaning fees and a receipt will be forwarded to your nominated email address.
  • • The number of Tenants must not exceed the maximum number allowed and stated on the properties booking confirmation. A property found to exceed the maximum number of persons will result in termination of the rental and loss of bond. The Tenant shall not sublet or assign the property or any part of it.
  • • The property must be left in a similar state to its condition on arrival (e.g. prior to vacating property, ensuring that doors and windows are locked, lights and appliances such as ovens and stoves are turned off).
  • • All apartments are non-smoking. Please use balconies if needed.
  • • Pets are not allowed unless specific arrangements have been made in writing.
  • • A departure clean is payable (refer to “cleaning”).

9. Utilities
Gas, electricity and water are all included in the rental rate for normal consumption. Excessive usage may result in additional services.
